Ardee launches Dh2bn Fairmont Residences and Hotel on Al Marjan Island in Ras Al Khaimah

DUBAI – Ardee has officially broken ground on the Dh2 billion Fairmont Residences Al Marjan Island and Fairmont Al Marjan Island Hotel, marking a major step forward for one of Ras Al Khaimah’s most prominent waterfront developments.

The on-site ceremony follows the successful completion of enabling works and signals the start of full construction across the coastal site. Positioned as a flagship project on Al Marjan Island, the development is designed to set new benchmarks for branded beachfront living in the northern emirate.

With piling now underway, the project has entered its first major construction phase. Full site mobilisation has begun across a gross floor area of nearly 1.2 million square feet, covering both the hotel and residential components. Piling is scheduled for completion by April 2026, enabling a smooth transition into the main construction stage that will lead towards delivery in 2028.

Fairmont Residences

The Fairmont-branded development is the first phase within Ardee’s wider 5.6 million square feet masterplan on Al Marjan Island. It comprises 519 branded residences and townhouses, four signature sea villas and an integrated 250-key Fairmont hotel. Together, these elements form one of the largest branded coastal developments currently underway in Ras Al Khaimah.

The project has been designed to blend private residential living with the services and amenities of a luxury resort. Homeowners will have direct connectivity to the adjoining Fairmont Al Marjan Island Hotel, creating a fully integrated beachfront environment that combines hospitality, leisure and residential offerings in a single destination.

Residents and guests will have access to private beach areas, family and adult swimming pools, modern fitness facilities, and a wide range of wellness, social and dining venues. Curated communal spaces are planned to support everyday living and longer-term stays, while the hotel component will bring international hospitality standards to the wider Al Marjan Island waterfront.

Construction timeline

Following the start of piling works, construction activity is set to intensify across the site throughout 2026. The completion of piling by April 2026 will allow structural works to begin across both the residential towers and the hotel complex. With a 2028 handover target, the development timeline aligns with Ras Al Khaimah’s ongoing expansion as a high-profile tourism and residential destination.

The scale of the project places it among the most significant real estate developments currently in progress in the emirate, both in terms of built-up area and the number of branded units being delivered in a single phase.

Arch. Abdulla Al Abdouli, Group Chief Executive Officer of Marjan, said the progress of the Ardee development aligns with the emirate’s broader plans for Al Marjan Island. He highlighted Marjan’s role in providing master-planned environments that attract international investment and support Ras Al Khaimah’s positioning as a global destination for lifestyle-led waterfront living.

Omer Acar, Chief Executive Officer of Fairmont Raffles, said the start of construction represents a new chapter for the Fairmont brand in Ras Al Khaimah. He noted that the project has been designed to make full use of the natural coastal setting while creating a vibrant social and hospitality hub along the emirate’s expanding shoreline.

Wider masterplan

Beyond the Fairmont Residences and Hotel, Ardee’s Al Marjan Island masterplan is planned as a mixed-use waterfront destination incorporating residential neighbourhoods, hospitality assets, retail, leisure and wellness facilities. The Dh2 billion Fairmont project is positioned as the anchor development within this larger vision, setting the design and operational standards for future phases.

By combining private residences with a globally recognised hotel brand, the development is structured to appeal to both end users and international investors seeking long-term value in Ras Al Khaimah’s growing real estate market.
